Foreclosure Assistance
If a homeowner
is having trouble making mortgage payments, the worst thing to do is
to ignore the problem. Talk to your lender as soon as possible.
Generally, they do not want any more homes and would rather you stay
in the home if possible. You need to communicate. You may want to
hire an attorney to assist in talking with your lender to work out a
plan to allow you to remain in the home, or other options to ease
the transition.
If foreclosure has been filed with the courts, you may be able to mediate with the
lender through a court based program. At the same time, expect to
receive many offers from "foreclosure rescue" companies. Some will
offer to take the home out of your name. Before you sign anything
with one of these companies or "investors" understand what you are
doing. Seek legal advice.
In the event that you are considering a lease-option, lease-purchase, or a land
contract, STOP. Please allow a real estate attorney to review the
deal and provide objective advice.
